NFPA 72: Fire Watch for Fire Alarm System Outage

A building's fire alarm system is often the first line of detection and notification. When it's down, NFPA 72 sets the point at which a physical fire watch has to fill in.

THE THRESHOLD

A fire watch is generally required when a fire alarm system is out of service for more than 4 hours within a 24-hour period. Because alarm outages are often unplanned, coverage frequently needs to start on short notice.

Does a false-alarm-prone system that's frequently silenced count as an outage?

If the system is placed out of service (not just muted for a single event), the impairment clock applies the same way as a planned outage.

Can fire watch cover just the affected zone rather than the whole building?

Sometimes, depending on how the alarm system is zoned and whether the AHJ requires full-building coverage regardless.
